1. Search our current list of deals and subscribe to our Mailing List (FREE)

2. Receive a notification when a property deal that aligns with your personal investment criteria is available.
We will contact you when we secure a property that fits your criteria. Make a decision whether to buy the property or not. We operate on a first-come first-served basis. Good properties are hard to find, so they are usually taken very soon after being emailed out.
… to reserve a property, simply call or email us your expression of interest. We will send a Contract of Sale to sign and reserve the property for you.
4. Transfer deposit and remaining funds to the attorney’s escrow account before closing.
Pay the purchase amount, closing (settlement) costs, and any other outstanding sundry costs to the attorney’s escrow account.
5. Introduction to U.S. legal attorney and accountant
We will start arranging your U.S. holding entity, bank account and tax number, and put you in contact with a trusted attorney and accountant (you are also welcome to use your own). Discuss with your U.S. legal attorney to find out the best legal entity/structure to hold your U.S. investment property considering your current circumstances. Most investors decide to set up a Limited Liability Company (LLC). Start thinking about an entity name if you haven’t done so already.
6. Introduction to property insurance company
Your property will need to be insured at closing. Top Property Deals USA will have this lined up for you and provide contact details of a reputable insurance broker (again, you are welcome to use your own).
7. Close transaction.
The title company will lodge the appropriate paperwork with the County to transfer ownership of the property to you. Purchase documents such as Deed, Settlement Statement, and title insurance will be provided to you. You now own the property!
8. Introduction to Renovation Company (if applicable)
We will arrange and coordinate renovations for you.
9. Introduction to property management company
The property management agreement will be provided to you so you can engage the services of our local property managers (again, you are welcome to use your own).
10. Open a U.S. Bank Account (if needed).
We will facilitate and put you in contact with a trusted banker to open an US bank account for you. For this, you will need to have your EIN and ITIN ready.
11. Ongoing Support and Exit Strategies
We will be available for your ongoing support should you have difficulties or questions during ownership. You are in good hands!
When the time comes to sell your investment property, we are here to help. We will help arrange appropriate agent support for listing and selling. If the property still meets our criteria, we can also relist the property to other buyers for re-sale on our site.
